1251 to 1900 sq ft $275.00 

1901 to 2400 sq ft $300.00 

2401 sq ft & up QUOTE

Verbal report only,

(no written report), inspection findings discussed with buyer/agent at the property immediately after the inspection is complete. Discount -$ 50.00 

Please allow approximately 2 hours on-site. Note: Additional charges may be applied to homes that are in extreme disrepair & require additional time on site and reporting. To ensure a complete and accurate inspection it is recommended that all utilities are prior to the inspection.

 *Return trip fee will be charged if the inspector cannot complete the inspection in a single trip to the property. Reasons could be one or all of the utilities aren’t on, buyer or agent did not show-up. 

**Re-Inspect Fee will be the minimum charge to return to the property and generate a report or letter stating the status of repairs. 

*** If the inspection fees are to be billed to escrow, the agent ordering the inspection will ultimately be held responsible for the inspection fees regardless of the status of the escrow. Inspection fees cannot be billed to escrow unless the likelihood of the closing will be less than 3 weeks from the date of the inspection. Agent will be responsible to immediately provide Gleason Services, via email, the complete billing information of the escrow company, the escrow agent and the escrow number & the anticipated closing date. 

The following items are not part of normal home inspection but are available at the following prices.

 Mold Inspection or Allergen’s 

Air Samples collected Exterior as a base sample & Interior Mold Count Sample. Swab, Tape & Dust Samples also available. Includes 1st 2 samples and full laboratory report returned usually within 3-5 days. $250.00  

Rush report services are available at an additional charge.  Additional samples taken on the same property at the same time, Air, Swab, Tape or Dust. $100.00ea   

  Lead Paint "Hot Spot Testing"  

For pre 1978 homes. Includes 4 test at possible areas of concern both interior & exterior.   $200.00

Additional spot test at the same time add $30 ea   

  Roof Certification, 2 Year 

0 to 2000 sq ft $325.00

2500 sq ft & up $350.00
